This project comprised the design and build of a two storey office block and seven adjacent industrial units at a new coastal renewable energy business park in Hayle, Cornwall.

The project was undertaken on a brownfield site, part of a £24 million pound regeneration area on the coast of North Cornwall, running around St Ives Bay.

Enabling works comprised a reduced level dig, and the removal of asbestos contaminated ground as part of environmental preparation works.  Both buildings were constructed with piles and ground beams, ground bearing precast concrete flat slab floor and a steel frame. A Metsec lightweight galvanised steel solution was used to construct the internal layout in each building. The elevations were finished with a mixture of metallic rain screen and cedar boarding with flashing and powder coated panels, and the pitched roofs were finished with a standing seam covering and Longlight rooflights running along the length of each. The office building also features a half-height stone wall running around the perimeter of certain sections.

External works comprised hard and soft landscaping, and Section 278 works to lower the abutting pavement, including breaking out kerbs and pavement and replacing with a tarmac gradient, and creating two new bellmouth junctions with corresponding kerbs and paving at the site access and egress points.

BREEAM Excellent was achieved, with contributing installations including ground source heat pumps, underfloor heating, natural ventilation and a PV system
